Read the redevelopment decision for what it covers
The Sayreville redevelopment agency’s February 12, 2026 minutes record approval of Woods Landing as conditional redeveloper of the former JCP&L power-plant parcel. The discussion describes additional professional and board reviews. That dated designation should not be presented as proof of completed construction permission.
If a proposal involving your land relies on redevelopment, ask which plan and parcel it concerns. Request the actual designation or agreement and a list of later decisions. A statement that a team is working with the agency is less useful than knowing exactly what has been decided.

An incentive and a permit are separate records
The BPU’s March 2026 order awarded a storage incentive to the 200 MW Woods Landing project in Sayreville. In June, the state separately named it among the permitting dashboard pilot projects and described its retired coal-plant location.
Those records establish an award and pilot selection, not a blanket approval for storage elsewhere in the borough. Ask the developer to distinguish financial support, permit applications, permit decisions and electrical studies. This guide does not establish the project’s later construction or operating status.

Start a separate parcel with the zoning office
Sayreville identifies its zoning officer as an initial contact for property development and changes to existing uses. Provide the block and lot, current use and proposed installation. Ask which current rules and board process apply rather than borrowing another project’s approval route.
A redevelopment site and an ordinary commercial, industrial or vacant parcel may involve different records. If a team proposes a new designation or plan change, ask how long it could take, what owner participation is needed and what happens if that route cannot proceed.

Want to ask about your land?
Send the location and what you know. You don’t need a project plan.
Tell us about your landA former power site is not a model for every property
For land with past industrial uses, ask what environmental reports, restrictions or cleanup work affect the proposed battery and access areas. Have any responsibilities requested from you explained before agreeing to them. A new energy use does not by itself resolve old site obligations.
Ask which existing equipment or electrical rights the developer expects to use and which need replacement or new consent. Include drainage, flood conditions and the route for deliveries in the site discussion. Avoid treating old infrastructure or a nearby substation as a completed connection study.
Compare the reservation with the work still needed
Request a drawing showing equipment, cables, entrance, temporary construction space and land you retain. If the layout is preliminary, ask how you will review changes. List tenants, business circulation and future property plans that must remain possible.
Read the remaining approval schedule beside the option terms. Ask what you receive during investigation, who can extend the period and what releases the land. Find out which milestone starts rent and who removes and restores the facility at the end. An incentive award does not determine the payment owed to you.
Send the location and the offer you are considering
Start with your contact details and property location. Add Sayreville, Middlesex County, current use and utility if known. Mention any received offer, redevelopment reference or older industrial-site documents that may matter.
You do not need to obtain a designation, permit or engineering plan before contacting Sunland. Further review must establish the actual rights, approvals, connection and commercial fit. An inquiry does not reserve your land or authorize a public application.
Questions landowners ask
Does conditional redeveloper status mean construction is approved?
The cited February record describes a designation and further reviews. Check the actual later decisions.
Does a BPU award establish what I should be paid?
No. The project incentive and your land agreement are separate arrangements.
Does Woods Landing qualify another Sayreville parcel?
No. Another site needs its own rights, layout, approvals and connection review.
