Battery storage land in Orange County, New York

What Orange County planning records show about battery proposals on parking areas and portions of larger parcels, and what owners should ask next.

Could my land work?

Orange County records include storage proposals in several towns. The municipality, project layout and actual connection still matter. County review comments identify questions for a proposal; they do not approve every similar parcel or establish available electrical capacity.

Parking is part of the site, even if it looks unused

The county board’s April 7, 2026 minutes discuss a proposed 5 MW battery system on an existing parking lot in Wallkill. Comments include maintaining adequate parking, showing the grid connection, landscaping, emergency planning and removal.

For an owner with a commercial site, count the space the business needs before calling a corner surplus land. Ask how the plan affects deliveries, tenants and future expansion. A parking area can have obligations beyond its current daily use.

A small portion can require rights across a larger parcel

May 6, 2025 minutes discuss a Goshen proposal using 1.5 acres of a 31.7-acre parcel near a substation and trail. That is a site-specific application example, not a minimum acreage or a confirmed lease opportunity.

If you want to keep most of your property, ask for the battery area, access and cable routes on one plan. Find out whether the option reserves the whole parcel initially, when it narrows and what restrictions remain outside the leased area.

Name the town and any village

Use the municipality in the property records, not only the postal address. Include whether a village is involved if known. Different local authorities may have different battery rules and application status.

Ask the responsible office for current adopted requirements and any active restrictions. Old county minutes help locate a proposal; they do not prove today’s rule in another town. Your developer should identify the applicable approval path for your parcel.

Neighbors and nearby uses need a clear plan

The April minutes discuss the surroundings of the Wallkill proposal and request emergency-response preparation. These comments concern that site. They are not a finding about the safety of all storage projects in the county.

For your site, show neighboring homes and other uses on the drawing. Ask who reviews equipment, noise, screening and emergency access, and how operating conditions are documented. Owners deserve an explanation of the proposed design rather than a generic assurance.

Do not borrow the nearby substation’s capacity

Tell us the electric utility if known. If someone says a site works because a substation is next door, ask for the actual connection point and the status of project-specific studies.

Find out what charging and export work remains, which costs are preliminary and who pays for investigation. A connection route may need rights on other land. Ask how those rights would be obtained before allowing the option to run indefinitely.

What to send Sunland

Begin with contact details and the property location. Add the town, county, parcel number, current use and available area if you know them. You do not need to know megawatts or interpret utility maps.

Tell us what you want to keep and whether a lease, sale or either could be considered. Share earlier proposals if available. The next investigation needs to answer questions about your parcel, not just compare it with a nearby public application.

Questions landowners ask

Do county review comments approve a battery facility?

No. They are comments on a specific referral. Identify the actual municipal decision and other required reviews.

Can part of a parking lot be considered?

You can inquire, but retained parking, access, existing approvals and the equipment layout need checking.

Does a nearby substation settle the connection?

No. The actual connection point, rights, studies and costs need investigation.
