Use the updated storage resource
The county’s current page lists new Section 25-5-4-10 for energy storage systems and an approved September 8, 2026 amendment. It describes storage as a special use in the F-Farming district and a permitted use in the I-Industrial district.
Ask the responsible planning office how the updated provisions apply to the actual proposal. If a developer provides an older printout saying there is no storage-specific section, request the updated documents. Confirm whether county or municipal zoning controls the parcel before relying on that description.

An active farm needs a workable remaining layout
Mark the area you could consider, field entrances, drainage features and routes used by farm equipment. Include leased fields and any commitments to a tenant. A small equipment footprint may still affect how the remaining land is worked.
Ask for construction access and the electrical route to be shown alongside the battery area. Explain what must stay accessible throughout the option and construction periods. Do not assume that the land outside the fence will be unaffected.
An industrial site has different retained uses
If the property supports an operating business, identify deliveries, employee parking, outdoor storage and expansion space. Ask whether the proposal needs any of those areas temporarily or permanently. Include tenants and shared access arrangements in the discussion.
A permitted-use description is not a complete site approval. Ask what site, building, drainage or other reviews remain for the actual design. Keep those approvals separate from the utility’s decision about the electrical connection.

Provide the electric delivery utility from a bill if known. If the land has no current service, say so. Do not assign the entire county to a utility or assume a line beside the road can accommodate the proposal.
Ask whether the connection evidence is a preliminary map, an application or a study. Request the proposed point and route. If another owner’s rights are needed, ask how those would be obtained and what happens to your option if the route cannot be secured.
Separate option payments from a future lease
Ask how long land is reserved, what you receive while the developer investigates and which milestones end or extend that period. Find out whether you can continue current uses and when unused portions would be released.
For a lease, ask when rent begins and how removal and restoration are funded. The county’s approval process and your agreement address different responsibilities. Have the developer explain what each document covers rather than treating a permit as protection for every landowner concern.
